This is a 1200 foot classic brownstone apartment configured flexibly with up to four guest rooms.
The galley kitchen is large and modern, and there is a large common area including a living room/dining room space. The bathroom is shared among guests, but in an innovative flexible way that takes advantage of our entire cooperative to avoid over-crowding during peak times.
However, if bathroom privacy is a top priority, we suggest you look at the more "luxury" room we have on offer on the second floor in my cousin Tania's apartment with a (nearly) private bathroom, shared only with her: https://www.airbnb.com/rooms/8097567.
Most importantly, guests in all of our apartments have access to my first floor apartment with amenities including a full hot breakfast served daily (and an AMAZING Sunday Brunch), a combination exercise/business-center/utility room (which sometimes doubles as a guest room overnight), laundry, access to our large backyard, lots of tourist information and expertise, and more. All Included in the basic price.
Kitchen & Meals:
Hot breakfast, 24/7 coffee, and more is available to all our guests on the main floor. And of course the living/dining room and modern kitchen in your 3rd floor apartment is yours to share as well.
Monday-Saturday we offer a hot breakfast plus self-serve options for any schedule.
On Sundays we serve a relaxed brunch, and you can eat either in the dining room or, weather permitting, in our backyard garden/patio.
High Speed WiFi with multiple access points to assure a great connection throughout the building. Network printer and other business services also included so you can print a boarding pass or an important document.
Additional Shared Spaces
The garden apartment living room is yours to share as well. You're welcome to take advantage of the home theater evenings, though during the week we'll probably ask you to wear headphones.
The utility/activity/exercise-room/office leads to the garden and outdoor grill/dining area, and those areas are typically accessible to guests between 9:30 am and 8:30 pm, with seasonal variation. Note that especially during cold weather months when garden access isn't a priority that room is amore private guest room as well, with somewhat more limited access. So if exercise equipment or business services (high speed printer, fax, etc) is a priority for you, be sure to let us know in advance so we make sure we can accommodate all your needs.
The building is bicycle friendly, and guests can usually borrow one of four extra bicycles (2 road bikes, 2 'urban outfitted' mountain bikes) for exploring.
Musicians of any caliber may use a new Yamaha electric keyboard suitable for practice or composition (with headphones! no unscheduled performances please).
There is an "all-in-one" washer-dryer in your apartment, located in the kitchen. It's a very high end machine, but cannot dry at very high heat, so its best for small loads.
We can also make arrangements to offer you laundry service using our larger basement machines, and of course we can also direct you to great dry-cleaners.
The bathroom is always clean, with excellent hot water and water pressure. However it is shared among multiple guests. We find that this isn't a problem logistically, and because our new hosts are working in tandem for the 3rd and 4th floors guests in those apartments often have access to two shared bathrooms during busy times.

"Brooklyn&Breakfast" as we call ourselves is a mini-cooperative of co-hosts. I own the building and work here almost full-time. I'm the "official" host for garden apartment guests, the cook, and do most of the guest scheduling.
All our co-hosts are full-time tenants living here in Prospect Heights who enjoy the financial and flexibility advantages of hosting on AirBnB and providing real Bed &Breakfast services for a great mix of guests.
Our building, with four hosted Airbnb apartments, and five hosts working as a team is a unique arrangement: a true cooperative of Airbnb hosts pooling resources for the benefit of our guests and for the community.
I own the building, an 1893 Brooklyn Brownstone and live in the garden apartment. My cousin Tania, on the 2nd floor, and my 3rd and 4th floor tenants/friends all host with Airbnb, and we work together as a team.
We share many responsibilities, and provide services we could never offer to guests as individuals, yet each apartment here has its own character:
-My garden apartment is the Brooklyn&Breakfast hub. It's where we cook and serve breakfast for ALL hosts' guests every morning, w/ choices for everyone from paleo-carnivore to vegan. This includes a leisurely Sunday Brunch with many homemade choices and a chance to meet fascinating guests from around the world.
The apartment has three lovely guest rooms plus many common areas, with garden/backyard access during the warm months. I live in the finished side of the lower (English Basement) level of the duplex; the other side is where we do laundry, keep supplies, and provide extra storage for some of our guests. There is also a 12-month indoor-garden for fresh herbs & micro-greens year round.
-My cousin Tania's newly renovated 2nd floor a offers the most privacy, and it's almost like renting a whole 1200 sq feet (105 sq meters) apartment
-Our cohosts Tom & Jordan's 3rd floor apartment has two guest rooms, a comfortable living room/dining room common space, and more;
-Ed & Tiffani, (+ sometimes Ed's daughter from a previous marriage) are the 4th floor hosts. Ed, an old friend, has been an Airbnb host in different homes for several years. He's a contractor and a big part of his contribution is making slow-but-steady building improvements, from better soundproofing guest-rooms, to repainting the hallways, and lots more. Tiffani also assists Len with Brooklyn&Breakfast's large backyard garden which, many months of the year, supplies food for breakfast and other meals. During those same months, guests from all four of our hosts' apartments have access to the backyard as well.

Brooklyn&Breakfast is mostly a labor of love, and it's also a little bit of a social statement:
We aim to demonstrate an alternative model for home sharing that can provide guests with a level of services closer to (and often surpassing) a true B&B or hotel, albeit with a more relaxed, 'mi casa es tu casa' flavor.
A stay at Brooklyn&Breakfast is not like renting a spare room or someone else's empty home while they're away, but neither is it anything like the growing number of dubiously-legal Aibnb quasi-hotels. By keeping rents affordable for long-term tenants, and taking pride in our neighborhood and in Brooklyn, we believe we're a small force against too-rapid gentrification.

Like most of New York City, Prospect Heights offers limited street parking. We can direct you to local parking lots. Parking in prime Brownstone Brooklyn is pricy compared to many cities but a bargain compared to Manhattan.
You're sharing my building, and Tania's home. I'm the owner of this four family Brownstone and expect you'll behave responsibly as you would in your own home.
When we serve breakfast downstairs it's "full service," and I'll do your dishes and keep your water glass full. ;-)
When you use the kitchen in my place downstairs or upstairs on the 3rd floor please take care of your dishes.
And if you eat in your room or the living room be especially careful and clean up. No crumbs, we don't want pests.
Absolutely No Smoking In the Apartment. If you are a smoker, you're sometimes welcome to smoke in the back yard, depending on availability--or out in front on the stoop like an authentic Brooklynite--so long as you are considerate of others and NEVER leave cigarette butts behind.

I'm Len. I'm an amateur cook and vegetable gardener, an entrepreneur, and a traveler, by bicycle whenever possible.
I live in the first floor apartment of my beautiful four story brownstone in Prospect Heights, Brooklyn. My cousin Tania (https://www.airbnb.com/users/show/9772800) lives on the 2nd floor, and we're both new hosts on AirBnB.
I try to assist all kinds of travelers by offering more than just some space and a bed. Explorers on a budget, families, young professionals, and experienced business travelers have different needs, and Prospect Heights can be a great neighborhood for all of you.
For now, my listing(s) will be for travelers booking short stays in the next 60 days.
Tania's are aimed at visitors coming for longer stays or planning further ahead (no instant booking, but we respond quickly).

AirBnB suggests sharing a "five favorites" list. Why not? I've traveled to dozens of destinations all over the United States and Canada, and around the world for work and for holidays.
Some of my all-time favorite trips, in no special order:
-Three weeks on the South Island of New Zealand. My first time celebrating New-Years-Eve in Summer. Made new friends and saw a landscape that is even more amazing in person than in the Lord of the Rings movies, no special effects required.
-My first visit to Vietnam in 2006 for a weeklong wedding celebration then a not-for-tourists tour led by locals: the newlyweds! (Yes, my friends still got a great honeymoon, after a week of hosting 10 guests, not just for a home, but for a country).
-Nine weeks bicycling in France. French food is probably my favorite, and with "cyclotourism" holidays there is almost no limit to how much I can enjoy without putting on pounds.
-My first ever cycling tour, from Los Angeles to San Francisco, with two old friends from high school not long after University. The scenery, meeting other cyclists while camping, and the feeling of accomplishment each day made me a convert to vacations spent pedaling.
-On a business trip to Manilla in early November 2000, I got to watch a peaceful political revolution across the street from my room! At the same time, I was following the news: voters back home in the US were learning that it can take more than just an election to decide who gets to be president.
