Our driveway is gravel and steep in spots and requires AWD or 4WD vehicles to travel up and down the road. If you decide to park at the top of our driveway it is a 5 minute walk down to the cottage and a 8 minute walk back up.

FREE parking is available for 2 wheel drive vehicles at the top of our driveway.
CLEATOR ROAD SHUTTLE
Are you nervous about driving down our driveway? Do you have physical conditions that would exclude you from the walking up and down the driveway? Inquire about our Cleator Road Shuttle. This is a $40 service to assist you with your arrival and departure. Please schedule at least 5 days in advance. The availability to schedule our shuttle driver is not guaranteed.
ARRIVE BY BUS - LEAVE YOUR CAR AT HOME
After you exit the ferry follow the signs to the bus stop, catch the C11 bus to Eagle Cliff, and the driver will drop you at the top of our driveway, Cleator Road. Be sure to tell the driver your destination. The cost is $2.50 and the ride is only 15 minutes.

SEPARATION AND PRIVACY UPGRADES
The Lazy Bowen Hideaway and the Lazy B Waterfront Suite have had extensive sound abatement upgrades between the rentals. The Lazy B Waterfront Suite ceiling has been refurbished with 2 layers of Roxul Safe n Sound, Z - Channels with Quiet Rock attached (equal to 8 layers of sheet rock) plus sound proof caulking around the perimeter of the Suite. SUCCESS….. Voices and normal TV noises have been removed, a 300% improvement. The foot fall from the Hideaway above is muffled and greatly improved but could not been eliminated 100%.
HEALTHY AIR CIRCULATION
We have installed a Heat Recovery Ventilation System which continuously circulates warmed fresh outside air throughout the property. In addition the storage and basement areas have been lined with Clean Space Liner sealing out all moisture created by the rock (URL HIDDEN) musty cabin smells…….all FRESH HEALTHY AIR INSIDE AND OUT.
This studio suite is equipped with a three-piece washroom, including a walk-in glass-enclosed shower. It sleeps up to four guests in a semi-private sleeping area with a plush queen bed and an optional twin bed, both gently partitioned from the living area by a quaint wood-burning stove. The sleeper sofa in the living room has been upgraded from contemporary to comfortable!
Outside guests will enjoy 2 decks- one sheltered and one open to sunshine exclusively used by our Suite guests.

Parking on the property requires driving a short distance on Cleator Road: it is steep in spots, it is made of loose gravel and it has 3 tight turns. An all-wheel or 4-wheel drive vehicle the size of a Ford Explorer or smaller is required to drive Cleator Road. Or, you may choose to park your 2 wheel drive vehicle at the top of the road and take the 5 minute walk down to the cottage. Parking is free.

CLEATOR ROAD SHUTTLE SERVICE
If you drive a 2 wheel drive vehicle we offer an optional Cleator Road Shuttle service for your convenience. Our Shuttle Driver will drive you, your groceries and your luggage from the top of our driveway down Cleator Road at check-in and up Cleator Road at check-out. All arrangements must be made 7 days in advance. *Ask about the details. Fee: $40 *This service is dependent on our driver’s availability and may not be available for all requests.
As a condition of rental we require our guests to complete and accept our BIA RENTAL AGREEMENT. Once the airbnb reservation is completed we will exchange email addresses and the BIA RENTAL AGREEMENT will be emailed directly to you. Please complete and "ACCEPT". Lazy B Waterfront Suite Guidelines and Rental Agreement
Thank you for choosing our home for your relaxing getaway. We hope you have a pleasant stay. The following is a list of house guidelines and your rental agreement. Your digital "acceptance" will show your agreement and understanding of the following house rules.
The named guests are Approved Guests and authorized to stay in the Lazy B Waterfront Suite at 1475 Cleator Road, Bowen Island, British Columbia.
Check-in as early as 3:00 pm (please no early check-in)
Check-out as late as 11:00 am (please no late check-out)
Receipt of your signed rental agreement and 50% is required to reserve your requested dates. All reservations are paid in full 30 days prior to arrival date.
Airbnb guests ~ the security deposit is handled through the Airbnb web site and is charged if a violation to the rental agreement or damage is reported after guests departure.
Once your accepted rental agreement is received your Welcome Guide will be emailed including Bowen things to do, dining suggestions, and house access instructions.
House Access codes are emailed 5 days prior to your arrival.
Occupancy, whether day or night, is limited to the named and approved guests as per your reservation request including infants, children and visitors. Violation of this policy will result in immediate eviction without compensation and complete retention of your security deposit.Only guests listed by you at time of booking may stay at or visit the property. Please be aware that we have exterior security cameras at the Lazy B Waterfront Suite to protect the property.
Adults, children and babies are all part of the guest count. With the exception of infants that are not yet walking, we do charge for all guests, including children. Unlike hotel rooms, we have many nooks and crannies, glass, and objects that require deep cleaning like a real home. Our house keepers do an excellent job of cleaning after each turnover and this takes additional time with additional guests. In addition, all guests use bedding, water, towels, and other amenities.
AIRBNB CANCELLATION POLICY
Strict Cancellation policy: 50% refund up until 1 week prior to arrival. No refunds for cancellations 7 days or less.
Late arrival or early departure does not warrant any refund of rent or deposit. You may choose to purchase travel insurance separately.
We highly recommend you purchase travel insurance separately to cover your costs due to any unforeseen reasons for you to cancel your reservation. If you wish to purchase travel insurance, go to Travel Guard, or Square Mouth for comparisons and to purchase.
Excessive noise, parties, illegal drugs, illegal firearms, etc. are grounds for immediate termination of this contract by both parties and the guests agree to vacate the premises within a reasonable amount of time, not to exceed 2 hours of notification of the violation by either owner/authorized agent or police.
STORM POLICY/ROAD CONDITIONS
No refunds will be given for snow, road closures or adverse conditions, Ferry Cancellations or storms..
4WD or AWD VEHICLE IS REQUIRED TO DRIVE DOWN CLEATOR ROAD AND TO PARK ON THE PROPERTY
Cleator Road Navigation down to the cottage requires a 4-wheel or All-wheel drive vehicle. A medium size 4-wheel drive vehicle such as a Ford Explorer or smaller is recommended. If your vehicle is a full size truck or larger I would suggest parking at the top of the road unless you are experienced at making tight turns in your vehicle. I recommend walking down the road first before attempting the drive.
Cleator road is:
a loose gravel road
with 3 tight turns
steep in spots
Confidence is required.
A fine of $500 will be assessed plus road repair costs to those that ignore this requirement. See the separate mailing of Cleator Road driving instructions for more detailed driving tips. Please call me if you have any questions about navigating Cleator Road. It is the challenge of the road that maintains the privacy of the Lazy B Waterfront Suite.
I UNDERSTAND THAT DRIVING A 2WD VEHICLE DOWN CLEATOR ROAD IS A MINIMUM $500 FINE PLUS THE COST FOR ROAD REPAIRS.
FREE PARKING FOR 2wd VEHICLES:
Angle park along Eaglecliff Road 1 bush past Cleator Road. Please do not park in front of the mailboxes.
FREE PARKING FOR AWD OR 4WD:
May park on the Lazy B Waterfront Suite property.
If you do not have a 4-wheel or all-wheel drive vehicle you can park at the top of the road and take a 5-minute walk down to the cottage. If arriving after dark we recommend you bring a flashlight to light your way as you walk down Cleator Road.
CLEATOR ROAD SHUTTLE
For our 2 wheel drive guests that will be parking along Eagle Cliff Road the shuttle service is available upon arrival and departure for a fee of $40. The driver will meet you at the top of Cleator Road to transport you and your luggage to the suite. Upon departure the driver will meet you at the Suite to transport your luggage up Cleator Road to your parked vehicle. The guest must have a cell phone for communication.
NOTE: This service needs to be prearranged 72 hours before arrival. The service is not guaranteed to be available.
The Property is medium-high bank waterfront property. The cliff / water side of the property is not fenced. Parental supervision is required if Children choose to play on the cliff / water side of the Property. If the Guest chooses to allow their children to play on the cliff / water side of the Property the Guest(s) do so at their own risk and accept all responsibility for any injuries that might occur.
As a condition of the rental, the Guest agrees that the rental and use of the Property is entirely at the Guests own risk including, as applicable, the use of stair access to the yard and decks, and the Guest agrees to hold harmless Jan Stevens from and against any and all claims, actions or damages arising from the use of the Property on account of Personal injury or property damage sustained by the Guest and its invitees as a result of any cause arising out of this Agreement.
CABIN ENTRY CODE
The entry key code will be disclosed 5 days prior to arrival. Upon leaving: leave the keys on the kitchen island, turn the lock and pull the door closed behind you.
If the keys are not returned at the end of the rental period, then if deemed necessary for the safety of future Guests, locks will be changed and the fee shall be assessed in the amount of $150.00 to cover the costs of changing locks and new keys. This fee will be charged against the Authorized Security Deposit.
LAZY BOWEN HIDEAWAY & LAZY B WATERFRONT SUITE is A COTTAGE / DUPLEX
The ground floor Lazy B Waterfront Suite & the upper Lazy Bowen Hideaway are self-contained with separate entrances, decks, and parking areas. The Lazy Bowen Hideaway may or may not have guests during your stay. Similar to a B&B, normal conversation voices and normal TV volumes are required.
Quiet Time is required between 10 pm until 9 am. Excessive noise is grounds for eviction.
EXTREME FIRE HAZARD WARNING
NO BEACH FIRES, NO CAMPFIRES, NO OUTDOOR BURNING OF ANY KIND ON OR OFF OF OUR PROPERTY.
May 1 through September 30: No fires in the wood stove.
October through April: Fires in the woodstove are allowed assuming there has been a good rainfall and while firewood supplies last.
NOTE ~ We supply a limited amount of firewood (4 logs) for your evening fires. You are welcome to bring along additional dried and seasoned wood.
FIREWOOD NOTES: please do not gather wet wood or beach wood from the surrounding area. This type of wood will create dangerous creosote and fire conditions.
NON SMOKING PROPERTY
The Lazy B Waterfront Suite is a non-smoking property inside and out. No Smoking of any kind is allowed on the property. When smoking outdoors and OFF the property use extreme caution. Always use a fire proof container to dispose of ashes and cigarettes. NEVER FLICK ASHES OR CIGARETTE BUTTS INTO THE BUSHES, OR ONTO THE TRAIL. Smoking of any substance is not allowed anywhere on the property and is reason for immediate eviction.
PET DOG POLICY
(ONLY DOGS ALLOWED)
No animal, bird or other pet shall be kept on the Property, even temporarily, without the written consent of Jan Stevens.
~ BARKING / GROWLING DOGS ARE NOT ALLOWED. Guests will be asked to leave if their barking / growling dog is not controlled. No refund will be given for unused days and time.
~ Pets must be at least 1 year or older.
~ Guests must clean up after their pets whether on the property, beach, or along Cleator Road. Please dispose waste in a tightly sealed plastic bag and place in the outdoor trash can.
~ Dogs are to be leashed at all times when on the summer time boat dock.
~ Dogs are NOT allowed on furniture or bedding at any time. Any evidence of pets on furniture will incur extra cleaning fees.
~ Pet owner agrees to provide their own dog towels for wiping down a wet or dirty dog.
~ Pet owner agrees to provide a pet bed or pet blanket.
~ All pets are to be treated with a topical flea and tick repellent three days prior to arrival.
~ Pets must not cause damage to premises or furnishings. If damages are caused, the cost of the damage may be charged to the guest.
~ Pet will not be left unattended for an undue length of time, either indoors or out. Pet will not be left unattended on balcony, patio, or porch.
~ Please provide your own towels for drying off your dog.
~ Homeowner assumes no responsibility for illness or injury that may occur to pets or humans while on the premises.
The Guest shall be solely responsible for the pet while on the property.
Water Conservation & Septic System Guidelines
This remote old cottage uses a septic system for grey water and sewage disposal that is just above the beach. It is essential to keep the water flow into the septic tank to a minimum. The guidelines are as follows:
~ Please dispose of coffee grounds in the trashcan --do not dump coffee grounds down the sink.
~ Do not pour fats and oils down the drain. They can build up and clog the septic tank pipes.
~ Do use non-chlorine, biodegradable and non-toxic cleaning products. .
~ Put paper towels, tissue, cigarette butts, disposable diapers, sanitary napkins, tampons and other material in the trash can, not the toilet.
~ Do not overload the septic system. Early morning and bedtime are peak water use times in the bathroom. Stagger your use times.
~ Short showers and shallow baths are appreciated.
~ Do not use bleach or other anti-bacterial cleansers. If you must use bleach please toss the bleach water out onto the trail.
PLEASE CONSERVE WATER for the Islands sake
~ When washing dishes please be aware of water conservation and minimizing water flow to the septic. Please keep the water stream to a trickle.
~ The dishtowels are in the lowest drawer just to the left of the sink.
ORGANIC WASTE, RECYCLING, AND TRASH IS MANDATOR(URL HIDDEN)
We realize that the trash regulations are detailed. If you feel you cannot comply feel free to bag all of your trash and remove it in your own vehicle.
The separation of organic waste, non-organic trash and recyclables is required by the Bowen Island Municipality. Guests are required to follow the guidelines below:
We provide an organics pail to separate your organic trash. When the compost pail is full please empty it into the metal trash can with the ORGANICS Permit in the Lazy Bowen Hideaway parking area.

ALL OTHER TRASH
(Non-organic or non-recyclable) Collect the rest of your trash in the provided stainless steel kitchen trash can. When full, tie off your trash bag and place in the NAVY blue trash can with the NON-Organics permit located in our Hideaway parking area.
Trash, recycling, and organic waste directions can be found posted on the refrigerator.
We do supply towels and bed linens.
We supply beach towels during your summer stay. Please do not use the bathroom towels as beach towels.
We supply towels, hairdryer, shower gel, shampoo, and conditioner.
The kitchen is supplied with the basics such as salt, pepper, various other spices, cooking oil, tea, ketchup, mustard, a bit of flour, and sugar. You will need to stock the fridge and cupboards for your complete meals. Help yourself to whatever is stored in the refrigerator. Please check the pull dates.
The stove runs very hot. My experience is to use medium heat rather than high to brown and saut foods. High heat is excellent for boiling water.
SUMMER TIME SWIMMING DOCK
The Eagle Cliff neighborhood dock is available to our above named guests approximately the middle of May through the end of September. Dates will vary. The dock is for our Named Guests use for swimming, sun bathing, and fishing. Boats can load and unload only with a 30 minute tie up limit.
There is not a phone installed in the Lazy B Waterfront Suite. Guests are responsible for their own phone service. Cell phone service connections at the house are very good.
FREE HIGH SPEED WI-FI CONNECTION
There is a wireless internet connection available to you while staying at the Lazy B Waterfront Suite. The connection name is Lazy Bowen. No password is required.
The Weber Briquette BBQ is provided. The coals are located in the silver trash on the front deck. Because of the very dry conditions and remote location extreme caution needs to be taken when using the BBQ. Please be alert and attentive to the BBQ at all times. DO NOT LEAVE THE BBQ UNATTENDED
Note: the grill rusts easily from the salt water. An iron bristle brush is available to minimize the rust on the grill. After your group uses the BBQ please scrub the grate with the iron bristle brush provided. .
CHECK OUT PROCEDURES
To assist you with your check out here is a list of your check out procedures:
Our housekeepers will arrive at 11 am ready to clean.
As if you are at your own home, prepare for the housekeepers by tidying up before your departure. We don't mean vacuuming or dusting but a general putting away, putting pillows back, removing collected rocks and shells, that kind of thing.
We are proud of our team of outstanding Bowen housekeepers…showing them gratitude for their good work is appreciated.
• Please wash the dishes, glasses, flatware, pots and pans and put them away. At the very least, start the dishwasher early as the cycle takes approximately 1 hour. The housekeepers can put the clean dishes away.
• Remove any leftover food from the refrigerator.
• Remove the garbage, recycling, and the organics to the proper trash can in the Hideaway parking area/ trash center. *We realize that the trash regulations are detailed. If you feel you cannot comply feel free to bag all of your trash and remove it from Bowen in your own vehicle.
• Leave the beds unmade and as - is so our staff will know which beds to launder and make up.
• Used towels and cloths can be tossed into the bottom of the shower.
• If you have moved the furniture or lamps please place them back in their original locations.
• Before you leave please turn the thermostats down to 10 or in the warmer months turn to “off” and turn off all the lights. We are doing our part to conserve power.
• Before you leave please sign the guest book.
• Upon exiting lock the door and pull it closed behind you. Place the key back in the lock box .
If you have noticed anything during your stay that needs attention (burnt out light bulb, switch doesn't work, out of sugar, etc.) please leave us a note so we can address it.

Hi there, I am a dual citizen, Canadian and US, living the majority of my time in sunny Henderson, Nevada. For over 39 years I have been designing interiors for hundreds of clients in the southern Nevada, California and as far east as Massachusetts. We love spending about 3 months out of the year on Bowen Island whether upgrading, maintaining, deep cleaning, or relaxing we feel as though we have the best of both worlds.
I love offering our home to Bowen guests and providing the best of comforts and amenities. We value all feedback from our guests and use critiques to perfect our property. Who is better than our guests to suggest details that would make their stay even better. After 10 years our goal is still the illusive high bar of "perfection."
