1. This is a NON-SMOKING unit (including E-Cigs). This includes lanais / balconies. A $50 fee will deducted from security deposit for any smoke related cleaning that is required

2. HOUSE RULES & REGULATIONS: All guests must follow and abide by the property's house rules, and the HOA. There is a printed copy of the house rules as well as the HOA building rules in each unit.

3. All guests must show ID that matches the registered names above when checking-in. Only guests listed on this agreement will be allowed entry to the room. The maximum number of guests are limited to the number shown in the advertising.

4. NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Beach towels are provided for your convenience.

5. PET POLICY - Pets are not permitted without prior notice. Pet must be approved by the property manager. There is an additional $20 per night per pet if approved. Must be a service animal.

6. REFUNDABLE DAMAGE DEPOSIT - A Refundable Damage/reservation deposit will be charged. Refer to your Booking Confirmation for the rates specific to the suite/room/unit you are booking. This must be received upon final payment. The deposit is not applied toward rent; however, it is fully refundable within 7 days of departure, provided the following provisions are met:
a. No damage is done to the unit or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are placed in the trash chute or dumpster, and soiled dishes are cleaned.
d. All keys are left in the unit.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. Parking passes (if any) are left inside the unit upon departure.
h. The renter is not evicted by the owner (or representative or the owner), the local law enforcement, condominium homeowner's association, resident manager or the security company.

7. NO EARLY CHECK-IN OR CHECK-OUT. Unless arranged through your guest host in writing, and would depend on availability. Late check-outs or early check-ins cannot be guaranteed until the day of the check-outs or check-in.

8. PARKING - Please check with your Guest Services for parking information pertaining to the building the unit you are renting is located in.

9. FINES - Guests / Tenants shall be responsible for any fines assessed to the property owner, as a result of Guest / Tenants actions during rental period

9. PAYMENT - Payment in full is due 60 days prior to arrival. Unless otherwise noted in the payment arrangements through the property manager. If a payment schedule was made please refer to that.

10. CANCELLATIONS - Cancellations must be emailed 60 days prior to check in date. If you email your cancellation 60 days before your check in date you will receive a full refund of your deposit. Cancellations within 60 days are subject to forfeiture of full deposit and any other monies you have paid for your dates that you have reserved. We will try to re-rent your dates reserved so that we can make a refund to you. However, if the dates are not re-rented, your monies paid will be forfeited.

11. MAXIMUM OCCUPANCY - The maximum number of guests for this property are limited to the number of guests listed in the advertising. An additional charge of $10.00 per person per night for guests in addition over the maximum will be assessed.

12. MINIMUM STAY - This property requires a minimum 3 night stay. Longer stays may be required during Holiday or Peak Season periods. If a rental is taken for less than the minimum three (3) nights the guest will be charged the minimum three (3) night stay rate as well as the cleaning fee per your booking confirmation, unless previous arrangements were made with your guest host.

13. RATE CHANGES - Rates are subject to change without notice prior to booking.

14. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.

15. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing, in advance.

16. HURRICANE OR STORM POLICY - No refunds will be given for bad weather or flight delays.

17. TRAVEL INSURANCE - We highly recommend you purchase travel insurance.

This room was perfect for us! If you don't mind not cooking full blown meals, the electric stove is a convenient tool for boiling/frying something quick! The room was clean upon enter --the room was a little bit smaller than we expected, but nonetheless was a perfect stay for the two of us. I mean, for us, considering that we're traveling and we're not going to be in the room for a majority of the day, as long as we were able to sleep comfortably, with no loud disruptions, the room gets a 10/10 for us. The room can get pretty hot so there is an AC system, it works pretty well and is able to cool the room relatively quick. However, I do have to say, some people are very sensitive to sound when they sleep, so depending on how sensitive you are, just keep in mind that any cooling system, especially an externally installed one is not going to be the quietest thing on earth. We, however, definitely didn't have problems falling asleep with it on. Now for the location, the airbnb is literally located 5 minutes from the beach, and I think even 5 minutes is pushing it. Hawaii's streets are really narrow and we were only the second street from the beach. You are staying right above a really small convenience store, but if you want more variety, there's an ABC store literally at every corner. Overall, the room was cozy, the rate was super reasonable and the location was super convenient.

The condo is in a great location for those wanting to spend time in the city (Honolulu/Waikiki). We are partial to the North Shore so it was a different experience for us. Parking isn't provided. It was either difficult to find or expensive! We weren't prepared for that. We were happy with the full-size refrigerator and sink for washing dishes. The bed and bedding was extremely comfortable!

Great location in Waikiki, nice balcony. Very small place, the photos are not representative of the size and cleanliness. Not really possible to cook. Comfortable bed, though! Wouldn't suggest a long trip here, but for a couple of days it's good.

This place was AMAZING!!!! It was as described and pictured and was the perfect little home for our one week stay in Hawaii :) The studio was a short 5 min walk to the beautiful beaches and centrally located to the many shops and restaurants in the Waikiki area. There were ABC stores on every block and public transportation stops were also close by. We rented a car but didn't use the parking in the building as it was $25/night if you could get a spot. We were able to park along the street every day without any problems as long as you pay attention to the street cleaning/metering times. The best part was having the little kitchen available to us so we could cook breakfast and have coffee before starting our adventure for the day. The only bad thing about this place was having to leave it!! We will definitely be coming back to this spot next time we come to Hawaii! Mahalo Mark & Rob!!

MUST READ!!! First off, Mark place is as described, in a top level pent house and close to Waikiki and very comfortable. If you are planning to not rent a car, this is perfect for 2. However if you are planning to rent a car, this place is NOT parking friendly. We stayed here in late sept, and had rented 2 days car rental as we are planning to go up to north shore. We paid $25 for 24 hours parking in the parking spot underneath the apartment that can only fit max 12 cars. There were no assign parking and we had no parking spot when we returned at night. We parked 3 blocks away. The problem is that the meter parking is free from 8pm-6am, so we have to get up early to insert coins for up to 2 hours. We left the apartment and came back later the evening and still find no parking at the apartments!!! Again, we had to pay for street parking and wake up to and move the car. This time, we got lucky and found lots of parking spot by ALA WAI BLVD! In the morning, when we picked up the car everything went down hill!!!! We parked at ala wai blvd and the car got towed because there are a few sparse sign that's says no parking on Friday for floor sweep! ( it was really dark at night!) We called 911 and located our rental car at a towing company. We picked up the car, payed all the towing fee & parking infraction. When giving the car back , there was some damages done by towing company and am curtain that the damages was caused by the towing. I contacted the tow company and they are denying any damages. Rental charges additional $500 for the damages and fee. Is this our first time get our car towed? Yes, so lesson learned. If you never get your car towed before like me? I hope this reviews help. Wouldn't want you to run into the same luck like mine. This is not Mark fault or the Airbnb fault, this is certainly not his control that there are only 12 max parking spots for a 12 levels apt, this is also not anyone fault that there are no free parkings or the city faults. This is just my personal vacation experience in Hawaii that is on a shitty lucks by planning to rent this place with a rental car.
