Our BRAND NEW, 1,915 square foot home offers a great spot to gather with your friends and family. We put a great deal of focus on making sure we've included every amenity you would find in a hotel...and then some! :) (Please see a complete list of amenities on the listing). Although we don't serve breakfast, there is complimentary coffee, tea and light snacks.
-Super comfy brand new 12 inch memory foam mattresses
-Central Heating, Cooling, and Ventilation system.
-Kitchen fully equipped with cookware, dishware, some spices, etc. Drip coffee maker with some beans and a coffee grinder to get you started.
-Laundry room with full size, brand new washer and dryer available for guest use!
-Parking for 4 cars ONLY. Our garage is marked “L” and there is space for 4 cars total (2 in the garage and 2 in front of the garage). Please be respectful of our neighbors and do not park in front of our their garages.
-Dining table for 6 plus a counter height island with 4 stools in kitchen area to gather for meals, games, or to serve as a work space.
-Comfortable and stylish living room to hang out in and watch TV on a 55 inch flat screen Smart TV. Provided is approximately 50 channels from our digital antennas, Netflix, Hulu and other apps can be accessed. We also have a 43” TV in the downstairs master as well as in the middle bedroom on the 3rd floor!
-We provide some coffee beans, creamer, sugar, light snacks, water bottles, and sparkling water to get you started.
-Fresh bed linens provided. We layout towels, wash cloths, travel size shampoo and shower gel on each bed. 3 hair dryers, one iron & ironing board, *initial round* of toilet paper, paper towels, & coffee provided, if you need more, you can stock up from the nearby Kroger grocery store 2 miles away.
**There is an additional $400 fee for guests wanting to book my property for filming and/or photography. A location agreement must be provided to me prior to your shoot date.**
***HOUSE RULES/AGREEMENT MADE UPON BOOKING***
A great deal of passion went into decorating our Nashville home so that it would be both beautiful to behold and beautiful to experience for ALL. We assume all of our guests will be respectful and excellent, but we still want to make sure you understand our rules and expectations so we're all on the same page. Please help us preserve our house for yours and others' future stays by accepting these rules before you book:
-There is NO smoking allowed inside the property. If smoking outdoors, please keep doors and windows closed so the smell does not enter the house.
- Absolutely NO pets whatsoever allowed ON or IN the property. We and other guests have severe pet allergies and we want to keep this property pet free.
-Absolutely NO major parties. If you're looking to book our place to throw a party, this is not the home for you. We're ok with small celebrations with the allotted amount of guests allowed/booked for (no more than 12).
-Guests may not sit on or lean over balcony or rooftop deck railing.
-Guests must use provided handrails when using stairs.
-Decorations: Absolutely NO GLITTER and NO CONFETTI. Any decorations you put up must all be taken down including any tape residue. Any tape residue or damage found on walls do to your decorations may result in being charged.
-Please leave the house in the condition you entered it in. THE CLEANING FEE DOES NOT COVER EXCESSIVE MESS. The $220 fee is to cover the expense hiring our awesome cleaner, Meagan, to clean all linens, kitchen, bathrooms, living areas, dusting, and up-keeping the house. It does not include her cleaning up after any disrespectful messes left behind. Please follow easy check-out instructions we'll have provided you. If you follow those, you’ll be in good shape.
-Please communicate with us about anything that has been broken during your stay. Any excessive mess or damaged items MAY result in withholding of deposit. We are reasonable people and will understand if accidents happen, but please do not try to "hide" it from us as we want to make sure everything is taken care of or fixed before our next guests come to enjoy our property.
-RESPECTING OUR NEIGHBORHOOD. Remember, you're not renting a hotel room, you're renting a house in a neighborhood where people live. We ask that you respect our neighborhood and neighbors by keeping your exterior noise level down at ALL times during the day. ANY complaints received from our neighbors (whether noise or just being a disturbance in any way) will result in withholding of deposit.
-Internet Use: NO illegal downloading of any sort, no p2p file sharing. (we had to fine a guest for this because my internet company flagged the illegal internet usage and fined me).
It’s written in our listing description and we remind you here again. Although Airbnb collects the State Sales & Use Tax, it doesn't not collect the required Hotel Occupancy Tax. As hosts in Nashville, we are required to collect (in addition to your total) a 6% Hotel Occupancy Tax plus $2.50/night. We will give you that tax total for your booking and will request that amount AFTER your confirmed booking via Airbnb payment request. Feel free to inquire about how much that tax will come out to prior to booking if you'd like.
There are a few reasons why it isn't included in the nightly rate or in your booking total. One reason is because Airbnb changes the nightly rate every few days depending on the market therefore the tax total changes as well which we have to manually calculate because Airbnb doesn't feature the option for hosts to enter the Hotel Occupancy tax rate for our city, we have to collect it in addition to our nightly rate. Nashville hosts are required to collect taxes as imposed by Davidson County. Feel free to research online about Nashville's short term rental laws and taxes. We are just aiming to be in compliance with the city. Unfortunately, the Airbnbs in Nashville that aren't collecting the taxes are not in compliance and may not have a short term rental permit to do so.
We try to communicate it as clear as possible in our listing in our description and broken down in the "House Rules" before guests book and agree to those terms. We try to be as upfront about it on our listing as much possible avoid surprises.

EARLY CHECK-INS OR LATE CHECK-OUTS:
Early check-in or late check-outs must be PRE-ARRANGED. Please do not ask on day before or the day of arrival as we will NOT honor it. We have our cleaners scheduled at specific times and are unable to make last minute changes. Any non pre-arranged late check-outs will result in withholding of deposit.
The only way we can guarantee an early check-in is if the night prior to your stay is available, we can block it off for you at half the price. Same goes for late check-out, if there is no one booked the night of your check out date, we can block off the night for you for a guaranteed late check-out at half the price.
LUGGAGE DROP OFF:
While we would love to be able to accommodate luggage drop off requests, there simply isn’t a ‘holding area” in our home that wouldn’t interfere with our cleaners ability to move freely during their clean. There are several luggage handling services that would be able to store your luggage for you, and even deliver it to the house at check-in.
RESERVATION CHANGE FEE (less than 30 days out):
If you need to CHANGE your reservation dates to a later date, you can do so at no charge if the change is made 30 days or more in advance from your original reservation check-in date. If you need to move your reservation to a later date, less than 30 days from your original reservation check-in date, there will be a $100 Reservation Change Fee.
You must also acknowledge:
Potential for noise - The potential for outside noise is possible but our home is equipped with sound proof windows & foam insulation that does a great job of drowning out the sound for the most part.
Must climb stairs - 2 flights of stairs inside home to reach 2nd and 3rd floors.
Security Deposit - if you damage the home, you may be charged up to $500
Wedgewood-Houston (WeHo) is one of Nashville’s fastest developing neighborhoods. With easy access to Downtown Nashville, the area is also close to other hotspots such as the Gulch, Edgehill Village, 12 South, Melrose, and Hillsboro Village.
